Property Inspection Report Norwood Junction: One Direct Line, One Signed Report

Looking for an immigration property inspection report in Norwood Junction? GVEC prepares a property inspection report for spouse, partner, fiancé(e), dependent relative, and visit visa applications. Our own surveyor visits the home, measures every room, assesses it against the Housing Acts of 1985 and 2004, and signs the report. Call 020 3488 4930, ring or text 07912 351 329, or email info@gvec.co.uk to book.

Norwood Junction is about 35 minutes from our Whitechapel office on a single London Overground line. The Windrush line runs south through Canada Water, Surrey Quays, New Cross Gate, Brockley, Forest Hill, Sydenham, Penge West and Anerley. Also, it is a route we know well, and we have completed house surveys across these areas for more than a decade.

What Google says about our reviews

Google summarises our reviews on our Google Business Profile. Reviewers say we deliver reports within 24 hours, and people say our inspectors physically visit your home for the survey. Those two points answer the usual worries about a surveyor who works from across London. So, read the reviews yourself before you decide.

The people of South Norwood

South Norwood is one of the most mixed parts of Croydon. In fact, the 2021 census counted 16,446 residents in the ward. Of these, 41.5% were White, 36.0% Black, 9.5% Mixed and 9.0% Asian. Within the Black group, African residents numbered 2,605 (15.8%) and Caribbean residents 2,443 (14.9%). That matches our diary, because we have worked with Black, Asian and European families here, and with other nationalities too.

A hall, a clock tower, and a famous detective writer

Norwood Junction began in 1839 as the Jolly Sailor station. Later, though, the inventor William Stanley built the Grade II-listed Stanley Halls, with the clock tower added in 1904. Sir Arthur Conan Doyle lived at 12 Tennison Road from 1891 to 1894, and a blue plaque marks the house. However, the Stanley Halls now house Stanley Arts, a community theatre and arts centre.

Visa routes and what each one needs.

Partner, fiancé(e), proposed civil partner and dependent relative applications fall under Appendix FM. For these routes, the home must be adequate, and it must not become statutorily overcrowded once the applicant arrives. By contrast, visit visas have no formal overcrowding test. Still, a report shows suitable accommodation. So, tell us your route when you call, and we will write the report for it.

The two overcrowding tests

Part X of the Housing Act 1985 contains two tests, and failing either one makes a home overcrowded.

First, Section 325 sets the Room Standard. Two people of opposite sexes, aged 10 or over and not a couple, must not share a bedroom. This test ignores children under 10.

Second, Section 326 sets the Space Standard, which allows the lower of two numbers. By room count, one room allows 2 people, two rooms allow 3, three rooms allow 5, and four rooms allow 7½. Five or more rooms allow 2 per room.

Then, by floor area, a room under 50 sq ft (4.65 sq m) counts for nobody. A room of 50 to under 70 sq ft (up to 6.5 sq m) counts for half a person. Between 70 and under 90 sq ft (up to 8.37 sq m), it counts for one. Next, a room of 90 to under 110 sq ft (up to 10.22 sq m) counts for one and a half. At 110 sq ft (10.22 sq m) or more, it counts for two. Meanwhile, a child under one does not count, and a child aged one to ten counts as half.

What our inspection covers

Here is what happens on the day, in order:

  • First, every room gets a tape measure, not a floor plan.
  • Then the permitted number of occupants comes out of both tests.
  • Next, the surveyor checks for Category 1 and 2 hazards under the Housing Health and Safety Rating System in the Housing Act 2004. That covers damp, mould, ventilation, fire safety and structural condition.
  • Finally, the findings go into the format Entry Clearance Officers expect, and the surveyor who visited signs the report.

Neighbouring streets along the line

Beyond Norwood Junction itself, our work often includes Anerley, Penge West, Sydenham, Forest Hill, Brockley, New Cross Gate and Surrey Quays. Because many of these sit on the same line, we usually combine addresses. For the next station north, see our Anerley property inspection report page. Further along, our Forest Hill page and Brockley page give more detail. Nearer the city, try our Canada Water page.

Questions from Norwood Junction applicants

Will someone really come from Whitechapel?

Yes. It is a regular route for us, so the person who visits also signs the report.

How much does a property inspection report cost in Norwood Junction?

Our fee is usually £130 to £150 in this area. We confirm the exact price when you call with your address.

Can you inspect a rented or shared home?

Yes. We record the living arrangement as it really stands, whether you own, rent or share.

Do you cover Penge, Sydenham and Anerley too?

Yes. All three sit within our usual patch, so we often visit them on the same trip, since they are close.
