Property Inspection Report in Erith, Bexley

GVEC provides Property Inspection Reports in Erith for UK spouse, partner, fiancé(e), dependent relative, and visit visa applications. We assess every report against the relevant Housing Act standards and have it signed by the inspector who carried out the visit. Call 020 3488 4930 (landline) or 07912 351 329 (mobile), or email info@gvec.co.uk, to book one.

Getting to Erith takes us about 31 minutes, Elizabeth line to Abbey Wood first, then a short bus on to Erith itself. Worth knowing: property prices along the Elizabeth line have doubled in places since it opened, Abbey Wood among them, but Erith hasn’t seen the same jump. Prices there still sit well below the London average, one of the more affordable postcodes in Bexley. That gap is exactly why we’ve seen a steady stream of people moving further out this way.

Booking one is simple. Give us the property address and your visa deadline, and a signed report follows within 24 to 48 hours.

What the accommodation test actually requires

Appendix FM applies the same core test to partner, fiancé(e), proposed civil partner, and dependent relative applications. The accommodation must be adequate. It can’t tip into statutory overcrowding once the applicant arrives. Visit visas skip that formal test. Even so, a report still carries weight here, showing genuine ties and suitable accommodation for the stay. Which route applies changes what we focus on, so it’s the first thing we ask.

Two tests, worked out properly

Housing Act 1985, Section 325, sets the Room Standard. Two people of the opposite sex, 10 or over, not a couple, can’t be made to share a bedroom. Under-10s don’t count.

Section 326 sets the Space Standard instead, and it works differently. It takes whichever figure is lower between two calculations. By room count: one room takes 2 people. Two rooms take 3. Three take 5. Four take 7½. Five or more take 2 per room.

By floor area, measured room by room, it works like this. Under 50 square feet (4.65 square metres) takes nobody. 50 to 70 (up to 6.5 metres) takes half a person. 70 to 90 (up to 8.37) takes one. 90 to 110 (up to 10.22) takes one and a half. 110 or more (10.22 metres) takes two. Under-ones don’t count. One to tens count as half.

Neither test is guesswork, though, not on our end. Getting either one wrong can hold up an application. So we measure properly, rather than estimate.

Beyond the numbers

We check the property for Category 1 and 2 hazards too. Damp, ventilation, fire risk, under the Housing Act 2004’s HHSRS framework. First, every room gets measured on the day, not assumed from a floor plan. Finally, the finished report matches the format Entry Clearance Officers expect under Appendix FM.

A borough people know as good value

Bexley as a whole runs about a quarter below the London average on house prices. Erith specifically has some of the cheapest in the borough, alongside some of the best rental yields. Further up the line, Woolwich and Abbey Wood sit close by. Both have been transformed by the Elizabeth line’s arrival. Both are considerably pricier now than a decade ago. We’ve inspected properties across all three, and the contrast between them is hard to miss.

Who we’ve met along the way

We’ve worked with a genuinely wide range of nationalities and backgrounds here. Honestly, too many to summarise neatly in one line. If it’s relevant to your application, tell us when you call, and we’ll factor it in.

Common questions

Why is your journey time by bus rather than a direct train?

Erith doesn’t have its own Elizabeth line station. A short bus connects it to Abbey Wood instead. It doesn’t slow the booking down.

Do you send your own inspector, or a local agent?

Our own, every time. Erith is no different from anywhere else we cover.

Call 020 3488 4930 (landline), 07912 351 329 (mobile), or email info@gvec.co.uk to book. Our contact form works too, if that’s easier. See the main property inspection report page for full detail on what’s included. The Room and Space Standards sit in Part X of the Housing Act 1985. The accommodation requirement itself is under Appendix FM of the Immigration Rules.
