Property Inspection Report in Forest Gate

GVEC provides Property Inspection Reports in Forest Gate for UK spouse, partner, fiancé(e), dependent relative, and visit visa applications. Call 020 3488 4930 (landline) or 07912 351 329 (mobile), or email info@gvec.co.uk to book one. Every report is carried out in person by our own inspector, never a subcontractor.

Forest Gate is only 10 minutes from our office on the Elizabeth line, one of the closest areas we cover. We’ve inspected hundreds of properties here over the years, for Bangladeshi, Pakistani, and a genuinely wide mix of other nationalities.

A different kind of housing stock

Forest Gate isn’t typical East London terraces throughout. A large part of it, the Woodgrange Estate, has been a protected Conservation Area since 1976. Developer Thomas Corbett built it between 1887 and 1892, as double-fronted Victorian villas. In fact, three separate conservation areas sit within E7 alone, each with its own rules on what can and can’t be altered. That matters for a property inspection. A converted Victorian house needs a different eye than a 1960s flat, and Forest Gate has plenty of both.

What your visa route needs to show

Partner, fiancé(e), proposed civil partner, and dependent relative applications under Appendix FM all face the same core test. The accommodation must be adequate, and it can’t be statutorily overcrowded once the applicant arrives. Visit visas aren’t held to that formal test, but a report still helps demonstrate suitable accommodation and genuine ties. Tell us your route when you book, and we’ll focus the report on what matters for it.

The two overcrowding tests

Section 325 of the Housing Act 1985 sets the Room Standard. Two people of the opposite sex, aged 10 or over and not a couple, breach it if they’d have to share a bedroom. Even so, children under 10 don’t count.

Section 326 sets the Space Standard separately. It’s whichever figure is lower between two calculations, one from room count, one from floor area. By room count: one room permits 2 people, two rooms permit 3, three rooms permit 5, four rooms permit 7½, five or more rooms permit 2 people each. By floor area, measured room by room, it works like this. Under 50 square feet (4.65 square metres) counts for nobody. 50 to 70 (up to 6.5) counts for half a person. 70 to 90 (up to 8.37) counts for one. 90 to 110 (up to 10.22) counts for one and a half. 110 or more (10.22 metres) counts for two. Children under one don’t count at all, and children one to ten count as half a person.

We work through both properly on every visit, since getting the permitted number wrong can hold up an application.

Beyond the numbers

We also check the property under the Housing Act 2004’s Housing Health and Safety Rating System, damp, ventilation, fire safety, and general condition. This matters especially in converted Victorian properties, where original features sometimes hide older wiring or poor ventilation. First, every room gets measured on the day. Finally, the finished report follows the format Entry Clearance Officers expect under Appendix FM.

The areas around Forest Gate

Forest Gate sits between Stratford to the west and Manor Park to the east. Ilford and Goodmayes sit a little further along the same line. We cover all of these areas, along with E7 itself and the parts of E13 and E15 that border it. One phone call confirms whether your address falls within our patch. No need to check a postcode list first.

Questions Forest Gate applicants ask

Does living in a converted Victorian flat change anything?

Not the standards, no, but it can affect how the property measures out. Tell us the building type when you call.

Is Forest Gate close enough for a same-day visit?

Often, yes. It’s one of the nearest areas to our office.

Do you send your own inspector, or someone local you’ve arranged separately?

Always our own, every visit.

Ready to book? Call 020 3488 4930 (landline) or 07912 351 329 (mobile), email info@gvec.co.uk, or use our contact form with your address and deadline.
