Property Inspection Report in Gidea Park, Havering

GVEC provides Property Inspection Reports in Gidea Park for UK spouse, partner, fiancé(e), dependent relative, and visit visa applications. Call 020 3488 4930 (landline) or 07912 351 329 (mobile), or email info@gvec.co.uk, and we’ll arrange a visit. Our inspector carries it out in person and never passes it to a local agent.

It’s about 30 minutes from our Whitechapel office to Gidea Park on the Elizabeth line. We’ve surveyed several Indian and Bangladeshi families in this area, alongside a broader mix of nationalities across our visits here.

No two houses quite the same

Gidea Park has an unusual history for a London suburb. Back in 1910 and 1911, a developer ran a town planning exhibition here. Over 120 architects took part, each designing their own house or cottage, 159 properties in total. A second exhibition followed in 1934. In fact, six of the original houses are now Grade II listed, and much of the area sits within a conservation zone protecting that legacy. What that means practically: two houses on the same road can be built completely differently. Different room layouts, different proportions, sometimes different building methods entirely. So, we don’t treat a Gidea Park inspection as routine. Each property genuinely needs its own look.

Matching the report to your visa route

Partner, fiancé(e), proposed civil partner, and dependent relative applications under Appendix FM all face the same core test. The accommodation must be adequate, and it can’t tip into statutory overcrowding once the applicant arrives. Visit visas aren’t held to that formal test, though a report still helps show genuine ties and suitable accommodation. Let us know which route applies, and we’ll shape the report accordingly.

The two tests behind the numbers

Section 325 of the Housing Act 1985 sets the Room Standard. Two people of the opposite sex, aged 10 or over and not a couple, breach it if they’d have to share a bedroom. Under-10s don’t count.

Section 326 sets the Space Standard instead. It’s whichever figure is lower between two calculations. By room count: one room permits 2 people, two rooms permit 3, three rooms permit 5, four rooms permit 7½, five or more permit 2 each. By floor area, measured room by room, it works like this. Under 50 square feet (4.65 square metres) counts for nobody. 50 to 70 (up to 6.5) counts for half a person. 70 to 90 (up to 8.37) counts for one. 90 to 110 (up to 10.22) counts for one and a half. 110 or more (10.22 metres) counts for two. Even so, under-ones don’t count at all, and one to tens count as half.

Given how varied Gidea Park’s housing is, we measure every property individually rather than assume a standard layout.

What else we check

We assess the property under the Housing Act 2004’s Housing Health and Safety Rating System too, damp, ventilation, fire risk, general condition. Often, older properties with original period features need a closer look here than a modern build would. The finished report follows the format Entry Clearance Officers expect under Appendix FM.
