GVEC provides Property Inspection Reports in Hendon for UK spouse, partner, fiancé(e), dependent relative, and visit visa applications. Call 020 3488 4930 (landline) or 07912 351 329 (mobile), or email info@gvec.co.uk, and we’ll arrange a visit, carried out in person by our own inspector every time.
It takes us about 26 minutes to reach Hendon Central from our office, via the Elizabeth line and then the Northern line. We’ve surveyed a good number of properties across Hendon and the surrounding area.
A community shaped by one railway line
Barnet has the largest Jewish population of any UK borough, around 54,000 people, roughly 15.5% of everyone living here. Hendon is a big part of that story, in fact, and it’s tied directly to the Northern line itself. When the line extended out this way in the early 20th century, it gave the growing Jewish middle class an easy commute into central London, and the community grew alongside it, later joined by families arriving from Europe in the 1930s. Today, synagogues along Brent Street still reflect that history. If a booking needs to work around Shabbat or a religious holiday, just let us know; we’re happy to arrange around it.
Which visa route applies to you
Partner, fiancé(e), proposed civil partner, and dependent relative applications under Appendix FM all face the same core test. The accommodation must be adequate, and it can’t tip into statutory overcrowding once the applicant arrives. By contrast, visit visas skip that formal test, though a report still helps demonstrate genuine ties and suitable accommodation. Tell us your route when you book, and we’ll shape the report around it.
The two overcrowding tests
Section 325 of the Housing Act 1985 sets the Room Standard. Two people of the opposite sex, aged 10 or over and not a couple, breach it if they’d have to share a bedroom. Under-10s don’t count.
Section 326 sets the Space Standard separately. It’s whichever figure is lower between the two calculations. By room count: one room permits 2 people. Two rooms permit 3. Three permit 5. Four permit 7½. Five or more permit 2 each.
By floor area, measured room by room, it goes like this. Under 50 square feet (4.65 square metres) counts for nobody. 50 to 70 (up to 6.5) counts for half a person. 70 to 90 (up to 8.37) counts for one. 90 to 110 (up to 10.22) counts for one and a half. 110 or more (10.22 metres) counts for two. Even so, under-ones don’t count at all, and one to tens count as half.
We work through both properly, since an inaccurate figure can hold up an application.
Beyond the numbers
We also assess the property under the Housing Act 2004’s Housing Health and Safety Rating System: damp, ventilation, fire risk, and general condition. First, every room gets measured on the day. Finally, the finished report follows the format Entry Clearance Officers expect under Appendix FM.
