It takes about an hour and 15 minutes to reach Kingston from our office, via the District line and then National Rail. We’ve worked with several clients across this area already.
Genuinely cosmopolitan, and famous for one community in particular
Kingston isn’t just diverse in the general sense; it’s home to something quite specific. Neighbouring New Malden has the largest Korean community in Europe, estimated at up to 20,000 people, including the largest North Korean community anywhere on the continent. In fact, King Charles visited in 2023 to meet the community directly, and Kingston became the first place in Europe to officially declare a Kimchi Day. So, it’s not an exaggeration to call this corner of southwest London genuinely unique.
Matching the report to your visa route
Partner, fiancé(e), proposed civil partner, and dependent relative applications under Appendix FM all face the same core test. The accommodation must be adequate, and it can’t tip into statutory overcrowding once the applicant arrives. By contrast, visit visas aren’t held to that formal test, though a report still helps show genuine ties and suitable accommodation. Tell us your route, and we’ll shape the report around it.
The two overcrowding tests
Section 325 of the Housing Act 1985 sets the Room Standard. Two people of the opposite sex, aged 10 or over and not a couple, breach it if they’d have to share a bedroom. Even so, under-10s don’t count.
Section 326 sets the Space Standard instead. It’s whichever figure is lower between two calculations. By room count, one room permits 2 people. Two rooms permit 3. Three permit 5. Four permit 7½. Five or more permit 2 each.
By floor area, measured room by room, it goes like this. Under 50 square feet (4.65 square metres) counts for nobody. 50 to 70 (up to 6.5) counts for half a person. 70 to 90 (up to 8.37) counts for one. 90 to 110 (up to 10.22) counts for one and a half. 110 or more (10.22 metres) counts for two. Under-ones don’t count at all, and one to tens count as half.
We work through both properly on every visit. Getting the permitted number wrong can genuinely hold up an application.
The rest of the inspection
We also assess the property under the Housing Act 2004’s Housing Health and Safety Rating System, damp, ventilation, fire risk, general condition. First, every room gets measured on the day. Finally, the finished report follows the format Entry Clearance Officers expect under Appendix FM.
Coverage across the wider area
Nearby, New Malden, Norbiton, Wimbledon, and Surbiton all sit within easy reach, and we treat them as part of the same patch. For Sutton specifically, our Sutton property inspection report page covers that area in more detail.

Questions Kingston applicants ask
Does the distance from your office add to the waiting time?
Not really. It’s a fixed journey we build into scheduling, the same as any other booking.
Do you have experience with Korean family visa cases given the New Malden community?
We’ve worked across a wide range of backgrounds in this area, and we’re happy to discuss your specific situation when you call.
Do you send your own inspector, or someone local you’ve arranged separately?
Always our own, every time.
