Property Inspection Report in Colindale

The area behind the RAF Museum
Most people know Colindale for the RAF Museum, built on the old Hendon Aerodrome site. Right next to it, though, sits Grahame Park. It’s one of Barnet’s biggest housing estates, and now the focus of a major regeneration project, with over 4,000 new homes planned. In fact, Barnet’s own housing data shows Grahame Park has the highest rate of overcrowding anywhere in the borough. For a property inspection report, that single fact matters more than any landmark. It’s exactly what our occupancy assessment exists to check carefully.
Why we confirm your visa route before the visit.
Partner, fiancé(e), proposed civil partner, and dependent relative applications under Appendix FM all face the same core test. The accommodation must be adequate, and it can’t tip into statutory overcrowding once the applicant arrives. Visit visa applications don’t carry that formal overcrowding requirement. But a report can still help demonstrate suitable accommodation and genuine ties. Given how overcrowding-sensitive this specific area already is, getting the route right from the outset matters more here than in most places we cover.

Part X of the Housing Act 1985 sets two tests. A property is statutorily overcrowded if it breaches either.
Two people of the opposite sex, aged 10 or over and not a couple, breach the Room Standard if they’d have to share a bedroom. Children under 10 don’t count here.
The Space Standard gives a permitted number of occupants from the lower of two figures instead: one from room count, one from floor area. By room count, one room permits 2 people, two rooms permit 3, three rooms permit 5, four rooms permit 7.5, and five or more rooms permit 2 people each.
By floor area, measured room by room: under 50 square feet (4.65 square meters) counts for nobody. 50 to 70 square feet (up to 6.5 square meters) counts for half a person. 70 to 90 square feet (up to 8.37 square meters) counts for one. 90 to 110 square feet (up to 10.22 square meters) counts for one and a half. 110 square feet (10.22 square meters) or beyond counts for two. We don’t count a child under one. A child aged one to ten counts as half a person.
Given Grahame Park’s overcrowding rate, we treat this calculation as the most important part of the visit here, not a formality.
What else happens at the visit
Next, we check the property against Category 1 and 2 hazards under the Housing Act 2004’s Housing Health and Safety Rating System: damp, poor ventilation, fire risk. Finally, we write the report to the standard the Home Office expects under Appendix FM. The inspector who visits is the same person who signs it.
