Property Inspection Report Northolt: A Real Visit, A Signed Report
Do you need a property inspection report in Northolt? GVEC prepares them for spouses, partners, fiancés, dependent relatives, and visit visa applications. Our own surveyor visits the home, measures every room, assesses it against the Housing Acts of 1985 and 2004, and signs the report. Call 020 3488 4930, ring or text 07912 351 329, or email info@gvec.co.uk to book your visit.
Northolt is about 45 minutes from our Whitechapel office. Take the Elizabeth line to Ealing Broadway, then join the Central line through Hanger Lane, Perivale and Greenford. The journey is longer than for East London, but it is a regular trip for us, and we have completed several surveys across Northolt and the surrounding area.
What Google says about our reviews
Google summarises our reviews on our Google Business Profile. Reviewers say we deliver reports within 24 hours, and people say our inspectors physically visit your home for the survey. Both points matter in Northolt. When a surveyor travels across London, you want to know they actually turn up, so check the reviews yourself before you book.
Who we meet in Northolt
The 2021 census gives a clear picture of the area around Northolt East. It had 7,393 residents. Of these, 41.3% were White, 29.7% Asian and 13.1% Black. Indian residents numbered 798 (10.8%) and Pakistani residents 272 (3.7%). That matches our diary, because we have surveyed homes for several Indian and Pakistani families here. Meanwhile, our Bangladeshi customers in this part of west London tend to live a little further out, around Uxbridge.
From a coronation clock to hills made of Wembley rubble
Northolt is one of seven major towns in the London Borough of Ealing. The clock tower in the village centre dates from 1937, built for the coronation of George VI. Nearby, Northala Fields opened in 2008, and its four man-made hills contain rubble from the old Wembley Stadium. Suburban building began in the 1920s, and the tube station followed in 1948.
Which visa route are you applying under?
Partner, fiancé(e), proposed civil partner and dependent relative applications fall under Appendix FM. For these routes, the home must be adequate, and it must not become statutorily overcrowded once the applicant arrives. By contrast, visit visas have no formal overcrowding test. Still, a report shows suitable accommodation. So, tell us your route when you call, and we will write the report for it.
How the law counts people in a home
Part X of the Housing Act 1985 contains two tests, and failing either one makes a home overcrowded.
First, Section 325 sets the Room Standard. Two people of opposite sexes, aged 10 or over and not a couple, must not share a bedroom. This test ignores children under 10.
Second, Section 326 sets the Space Standard, which allows the lower of two numbers. By room count, one room allows 2 people, two rooms allow 3, three rooms allow 5, and four rooms allow 7½. Five or more rooms allow 2 per room.
Then, by floor area, a room under 50 sq ft (4.65 sq m) counts for nobody. A room of 50 to under 70 sq ft (up to 6.5 sq m) counts for half a person. Between 70 and under 90 sq ft (up to 8.37 sq m), it counts for one. Next, a room of 90 to under 110 sq ft (up to 10.22 sq m) counts for one and a half. At 110 sq ft (10.22 sq m) or more, it counts for two. Meanwhile, a child under one does not count, and a child aged one to ten counts as half.
What a property inspection report in Northolt checks
After measuring, our surveyor looks for Category 1 and 2 hazards under the Housing Health and Safety Rating System in the Housing Act 2004. Damp, mould, ventilation, fire safety and structural condition all matter. Then we write the findings in the format Entry Clearance Officers expect, and we send the signed report digitally.
Along the line: Greenford, Ealing, Acton and beyond
Our Northolt visits often include Greenford, Uxbridge, Ealing, Acton, Shepherd’s Bush and Hanger Lane. Because many of these sit along the same line, we usually combine addresses. Closer to the city, our Ealing Broadway property inspection report page and Hanger Lane property inspection report page give more detail. For the Acton side, see our Acton Town page. Further north-west, try our South Ruislip page.

Questions from Northolt applicants
Will a surveyor really travel from Whitechapel to Northolt?
Yes. It is a regular trip for us, and the person who visits also signs the report.
Can you inspect a rented or shared home?
Yes. We record the living arrangement as it really stands, whether you own, rent, or share.
Do you cover Uxbridge and Greenford too?
Yes. Both sit within our usual patch, so we often visit them on the same trip.
