Ruislip Gardens is around 45 minutes from our Whitechapel office. Take the Elizabeth line to Bond Street, then change onto the Central line westbound. The train runs through Hanger Lane, Greenford and Northolt, then South Ruislip, before Ruislip Gardens. We have worked in several of these areas, so the route is familiar.

From farmland to “the Gardens”

Before 1872, this corner of Hillingdon was farmland, and New Pond Farm appeared on West End Road in 1872. The station opened in 1934, and the Ruislip Gardens estate went up soon after, with a pub and a parade of shops. Locals still call it “the Gardens”. The Central line arrived on 21 November 1948, and mainline trains stopped in 1958. Today, the Yeading Brook separates the area from RAF Northolt, which sits right next door.

Property inspection report Ruislip Gardens Hillingdon West London: who we meet

The 2021 census describes the Ruislip Gardens area as having 8,690 residents. Of these, 70.7% were White, 18.0% Asian, 4.7% Mixed and 3.4% Black. Indian residents were the largest Asian group at 914, or 10.5%. That fits our diary, because we have served Indian households here. We have also served Bangladeshi families and people of mixed nationality, although the census counts fewer Bangladeshi residents locally (0.6%). Nearby in Greenford, we have also served many customers originally from Iraq and other Arab countries. So, we do not assume anything. Instead, we write each report for the household in front of us.

Why we travel by public transport

We are an environmentally friendly company, and our surveyors travel to inspections by public transport. That keeps our carbon footprint low. The Central line suits this well, because it links Ruislip Gardens with Northolt, Greenford and the Acton stations on a single route. As a result, we can often combine several addresses in one trip.

What Google’s review summary says

Google summarises our reviews on our Google Business Profile, where our customers have left many five-star ratings. Reviewers say we deliver reports within 24 hours, and people say our inspectors physically visit your home for the survey. Both points matter when your surveyor travels across London. So, read the reviews yourself, then decide.

Which visa route are you using?

Partner, fiancé(e), proposed civil partner and dependent relative applications fall under Appendix FM. In these cases, the home must be adequate, and it must not become statutorily overcrowded once the applicant arrives. Visit visas, however, have no formal overcrowding test. Even so, a report shows suitable accommodation. Tell us your route when you call, and we will write the report for it.

The two overcrowding tests, explained.

Part X of the Housing Act 1985 contains two tests, and failing either one makes a home overcrowded.

First, Section 325 sets the Room Standard. Two people of opposite sexes, aged 10 or over and not a couple, must not share a bedroom. This test ignores children under 10.

Second, Section 326 sets the Space Standard, which allows the lower of two numbers. By room count, one room allows 2 people, two rooms allow 3, three rooms allow 5, and four rooms allow 7½. Five or more rooms allow 2 per room.

Then, by floor area, a room under 50 sq ft (4.65 sq m) counts for nobody. A room of 50 to under 70 sq ft (up to 6.5 sq m) counts for half a person. Between 70 and under 90 sq ft (up to 8.37 sq m), it counts for one. Next, a room of 90 to under 110 sq ft (up to 10.22 sq m) counts for one and a half. At 110 sq ft (10.22 sq m) or more, it counts for two. Meanwhile, a child under one does not count, and a child aged one to ten counts as half.

One small bedroom can decide the whole result. For that reason, we measure with a tape, not a floor plan.
